GAF Home Additions & ADU: The Riverside Owner’s Guide

If you’re planning a home addition or ADU in Riverside and want GAF roofing products on it, the honest price range is $45,000 to $130,000 for the addition itself, with ADU construction running $90,000 to $220,000. That’s a real number, not a teaser. We install GAF roofing systems as part of our additions and ADU builds, and we spec the materials in writing before a single tool comes out. Most Riverside homeowners come to us because their existing roof is failing or they want the addition to match the main house’s GAF system without mismatched shingle lines or warranty gaps.

Here’s the thing about GAF and additions: the roof on an addition isn’t just a roof. It’s a tie-in. Where the new roof meets the old roof, where the pitch changes, where the valleys drain, where the underlayment laps over the existing decking. Get any of that wrong and you’ve got a leak that shows up in the drywall two years later. Curtis Lane has run crews across Southern California for nearly three decades, and he’ll tell you flat out: the tie-in is where cheap addition work falls apart. We don’t do it that way.

Which GAF Models This Applies To

A single-story rear room addition with tall windows and a new patio

GAF makes a full line of asphalt shingles, underlayments, and roof accessories, and we work with the brands that make sense for Riverside’s climate: Timberline HDZ and Timberline UHDZ shingles, which carry GAF’s wind warranty and hold up to the Inland Empire’s summer heat better than lighter-weight lines. If you’re matching an existing GAF roof, we verify the exact shingle line, color, and lot before we order. Here’s the compatibility gotcha most people don’t know: GAF color names stay the same across years, but the actual granule color drifts slightly between production runs. If your existing roof is more than five years old, a shingle-for-shingle patch will show a visible seam. On an addition, that means we either replace the entire roof plane or we work the tie-in line along a natural break, like a valley or a ridge, so the color shift reads as intentional rather than a patch.

For underlayment, we spec GAF Deck-Armor or Tiger Paw depending on the deck condition, and we use GAF’s StormGuard leak barrier in the valleys and around penetrations. These are the materials that actually protect the roof, and they’re the ones that get skipped on the cheap bids. We don’t skip them. Riverside gets the occasional monsoon-season deluge, and a missed water barrier on an addition valley will show itself inside a year.

We also stock and install the GAF accessory line: Cobra ridge vents, Seal-A-Ridge cap shingles, and the proper pipe boots and flashing. If you’re matching an existing GAF roof, the ridge cap is the part most homeowners don’t look at until it’s peeling up at the ridge line. We match it.

One note on OEM versus aftermarket: for shingles and underlayment, we use GAF product, period. There are aftermarket ridge vents and pipe boots that work fine, but when you’re putting a 10-year or 20-year roof on an addition, the manufacturer’s own warranty only holds if the system is installed with GAF-compatible components. Mixing in a no-name pipe boot to save $40 voids the GAF warranty. We won’t do that to you, and we’ll write the spec so you can see exactly what’s going on your roof before we start. Bradford Remodeling Co Riverside is an independent contractor; we’re not affiliated with GAF, but we install their systems by the book.

Signs Your GAF Home Additions & ADU Is Failing

Most of the time, the failure isn’t in the GAF product itself. It’s in the tie-in, the flashing, or the underlayment that was skipped or done wrong. Here’s what we see in Riverside:

  • Water staining at the addition-to-main-house junction. This is the classic tie-in failure. The valley or wall flashing was underlapped instead of overlapped, or the step flashing wasn’t woven with the shingle courses. Water finds that seam every time.
  • Shingle granule loss on the south-facing plane. Riverside sun is brutal. Older or lighter-weight shingles lose granules faster on south and west exposures. If you’re seeing bare asphalt speckling on your addition’s roof, the shingles are at the end of their life, even if the main house roof looks fine.
  • Curling or cupping at the eaves of the addition. That’s usually a ventilation problem. The addition’s attic wasn’t balanced with intake and exhaust, so heat and moisture build up and cook the shingles from underneath. GAF’s warranty won’t cover that, and it’ll happen again if the ventilation isn’t corrected.
  • Loose or missing ridge cap at the addition’s ridge line. High winds in the fall and spring pull the cap shingles loose. If the original installer used nails instead of the right nail-and-seal method, or used a non-GAF cap under a GAF roof, the cap goes first.
  • Daylight visible in the attic through the decking. This is the underlayment failure. The decking gaps or the underlayment was torn during install. If you can see light, water can get in.

Replacement Cost & What’s Included

A second-story addition that matches the existing roofline

A full home addition in Riverside runs $45,000 to $130,000, depending on square footage, foundation type, roof complexity, and finish level. An ADU runs $90,000 to $220,000 because you’re adding full systems: electrical service, plumbing, HVAC, and a completely separate living space. The roof portion of an addition, including GAF materials, underlayment, flashing, and labor, typically falls between $8,000 and $20,000 of that total, in line with what a standalone roof replacement costs in Riverside.

Here’s what we put in writing before we start: the complete scope of work, the exact GAF products being installed, the price for every line item, and the schedule. The price doesn’t move at the door. That’s The Garrison Standard. Here’s what we don’t do: give you a number over the phone and then add change orders once the roof is open. If we find rotted decking when we tear off, which happens on a lot of Riverside homes built before 1990, we show you the damage, we walk you through the cost to replace the decking, and we don’t proceed until you’ve signed off. No surprises.

Scope Typical Riverside Installed Range
Full home addition (all systems) $45,000 – $130,000
ADU construction $90,000 – $220,000
Roof portion of addition (GAF materials) $8,000 – $20,000
Standalone GAF roof replacement $8,000 – $20,000

Every addition we complete carries the 365-Day Done Right Promise: if the work fails within one full year, we come back and correct it at no charge. That’s in writing, signed, in your hand at the final walk. Not a verbal promise. A written guarantee.

DIY or Call Us?

Some things on an addition make sense to check yourself: you can look at the tie-in from the ground, check for loose cap shingles after a wind event, and keep an eye on ceiling paint inside the rooms below the roof. What you shouldn’t do is go on the roof itself in Riverside. Steep pitches, tile-to-shingle transitions, and the height of a two-story addition make it a fall risk. Us folks who do this every day still take fall protection seriously. And here’s the truth: the actual repair is almost never a shingle swap. It’s finding where the water is getting in, fixing the flashing or the underlayment, and making sure the fix holds. That takes experience and the right tools. If you’re seeing water stains, granule loss, or loose cap shingles, call (424) 567-8472. We’ll come look at it, tell you what’s actually wrong, and give you a written price before any work starts.
