Tamko Bathroom Remodeling: The Riverside Owner’s Guide
A full Tamko bathroom remodel in Riverside runs $9,000 to $28,000 installed, and most jobs take two to four weeks from demo to final walk. We stock Tamko-compatible waterproofing, backer board, and shower system components in our Riverside shop, so parts delays don’t hold your project hostage. If your Tamko tub surround, shower pan, or waterproof membrane has failed and you’re seeing water where it shouldn’t be, the part itself is rarely the whole story. The substrate behind it, the slope of the pan, the condition of the drain assembly: that’s where the money goes, and that’s what we quote in writing before any work starts.
What brings most Riverside homeowners to this page is a specific failure. Water staining on the ceiling below a second-floor bathroom. Grout cracking along the pan line. A soft spot in the subfloor near the toilet. The Tamko product did its job for years, until something behind it or around it gave way. By the time you see the symptom, the part you can’t see has usually been failing for months.
Which Tamko Models This Applies To

Tamko’s waterproofing line runs through several product families, and the compatibility question matters. Their shower pans, waterproof membranes, and sealant systems are designed to work together, not as mix-and-match pieces. We work with the full Tamko shower system lineup, including their PVC and composite pan liners, wall membrane sheets, pre-sloped shower trays, and corner dam pieces. The older asphalt-impregnated pan liners from the early 2000s are a different animal than the newer sheet membranes, and you can’t substitute one for the other without re-engineering the drain connection.
How to Identify Your Tamko Part
Look for the stamp or label on the membrane edge, the pan underside, or the packaging if you kept it. Tamko stamps product codes that include the material type and roll width. Common widths run 3 feet, 4 feet, and 6 feet for sheet membranes. If the label is gone, measure the exposed membrane thickness with a cheap caliper: the PVC liners run about 40 mil, while the newer composite membranes are closer to 30 mil. That thickness difference tells us whether we’re matching OEM or upgrading the whole system, which is often the better call for a shower that’s already been opened up.
One gotcha we see in Riverside regularly: homes built between 1990 and 2010 with original Tamko pans that used the older drain clamping method. The new Tamko membrane systems use a bonding flange drain. They don’t swap in directly. If you’re repairing a section, we match OEM. If you’re opening the pan, we convert to the current flange system and bring the waterproofing up to current code, including the required flood test before tile goes down.
We’re an independent Riverside contractor. We’re not a Tamko dealer or factory affiliate. That means we stock both OEM Tamko components and quality aftermarket equivalents where the performance is equal or better, and we’ll tell you which is which before you spend a dollar.

Signs Your Tamko Bathroom Remodeling Is Failing
- Water staining on the ceiling below the bathroom. This is the one that brings most people to the phone. The stain means water has traveled past the membrane or pan and through the subfloor. By the time you see paint bubbling, the leak has been active for weeks, not days.
- Grout cracking along the shower pan perimeter. A shower pan that flexes, even slightly, transfers movement to the grout lines at the floor-wall junction. Cracks there usually mean the pan substrate wasn’t set solid or the subfloor has softened underneath.
- Musty odor that won’t clear, even after cleaning. Trapped moisture in the wall cavity or beneath the pan supports mold growth you can’t reach with a scrub brush. The smell is coming from behind the tile, not from the surface.
- Loose or hollow-sounding tiles near the drain. When the membrane beneath the tile bed has delaminated or the mortar bed has broken down, tile loses its bond. Tapping produces a hollow sound that good pitch won’t fix.
- The drain assembly moves when you step near it. A properly set shower drain doesn’t shift under foot traffic. Movement means the pan support or the clamping ring has compromised, and that’s a guaranteed leak in waiting.
None of these symptoms reverse themselves. They all point the same direction: the waterproof layer that should be invisible and dry is no longer doing its job. The fix is not caulk. The fix is opening the area and rebuilding the waterproofing correctly.

AfterReplacement Cost & What’s Included

For a Tamko-focused bathroom remodel in Riverside, installed pricing lands between $9,000 and $28,000. The spread comes down to three things: how much of the old waterproofing we’re replacing, whether the subfloor or wall framing has water damage, and the finish choices you make for tile, fixtures, and glass.
Here’s how the line items break down in most Riverside bathrooms:
- Tamko waterproofing system replacement (pan, membrane, corners): $1,200 to $3,400, depending on shower size and whether we’re converting an older clamp drain to a flange drain.
- Demo of failed tile, substrate, and pan: $800 to $2,200. Riverside homes with original mud-set tile take longer to demo cleanly.
- Subfloor or framing repair: $600 to $3,500 when water damage is present. This is the variable that swings the quote the most, and we won’t know the full number until we open the floor.
- Tile, grout, and finish labor: $3,000 to $9,000 depending on square footage and tile selection. Porcelain and ceramic are the workhorses in Riverside bathrooms; natural stone adds cost and maintenance.
- Fixtures, glass, and rough-in plumbing updates: $2,000 to $7,000. We install Kohler and Moen, and the fixture spec gets written into the contract at the quote stage, not picked out at the showroom later.
Every number above is a written line item before any work starts. The 365-Day Done Right Promise covers the full bathroom remodel for a year. If the waterproofing fails, the tile cracks, the drain leaks, or the workmanship doesn’t hold within those twelve months, Bradford Remodeling Co Riverside returns and corrects it at no charge. That guarantee is in writing, signed, in your hand at the final walk.
DIY or Call Us?
Waterproofing is one of those trades where the materials are available at any supply house, and the failure happens quietly, months after the tile looks finished. The Tamko membrane itself is not hard to cut and lay. What’s hard is doing it correctly enough to pass a flood test and stay dry for twenty years. That requires prepping the substrate flat, installing the corner dams without wrinkles, sealing the membrane to the flange at the right torque, and knowing what the failed part of the old system was before you bury a new one under tile.
What you can safely do is identify the failure: check the ceiling below, tap the tiles, mark the soft spot in the floor. That information makes our first visit faster. What you shouldn’t do is peel back the membrane, patch it, and tile over it. A patched waterproofing system is exactly how Riverside homes end up with a second, more expensive failure two years later. If the pan is open, replace it. If you’re unsure whether it needs to be opened, call us at (424) 567-8472 and describe what you’re seeing. Curtis Lane or one of our crew leads will tell you straight whether it’s a repair job or a re-open, and what that costs before we schedule anything.
Curtis grew up in Los Angeles and learned the trade at Los Angeles Trade-Technical College, then spent the better part of three decades running crews across Southern California. He’s pulled the California Building Code out of his truck mid-conversation more than once when a number needed backing up. Straight number, real scope, no surprises at the final walk.
FAQs

A correctly installed Tamko waterproofing system should last twenty years or more, even with Riverside’s hard water and summer heat. What fails first, in our experience, isn’t the membrane itself. It’s the drain connection, the corner seams, or the substrate beneath the pan. Those failures read as Tamko failures, but the membrane usually outlasts the installation around it.
Sometimes yes, and we’ll tell you that honestly on the first visit. A failed corner seam or a drain clamp with movement can sometimes be repaired without gutting the room, if the surrounding membrane is intact and the substrate is still solid. A failed pan, a soft subfloor, or widespread membrane delamination means the waterproofing has to be redone, and there’s no responsible way to patch that. Call (424) 567-8472 and we’ll give you the straight assessment.
Two to four weeks is the standard window for a full Tamko shower system replacement with new tile, fixtures, and glass. A repair-only job, where we’re replacing a section of membrane or a drain assembly, can run two to four days. We sequence our jobs in order, subs show up when they’re supposed to, and the punch list gets closed before Curtis calls the project done.
We stock Tamko-compatible membranes, corner dams, pan liners, and drain components in our Riverside shop, along with the other brands we regularly install, including KraftMaid, Cambria, and Silestone. If your job requires a specific Tamko product that isn’t on our shelf, we order it and write the lead time into your schedule before the quote is signed. No surprise delays at the rough-in stage.
The written quote covers everything we can see and measure before demo. What we can’t see is what’s inside the wall cavity or under the pan. If we open the floor and find rotted framing, we stop, show you the damage, and give you a written change before we proceed. That’s The Garrison Standard. You approve every number in writing before the work continues, and no dollar moves at the door.
