CWS Fence Installation: The Riverside Owner’s Guide

CWS fence installation in Riverside typically runs $3,500 to $9,000 for a complete run, and most swaps take one to three days on site depending on length and terrain. We stock CWS-compatible post brackets, rail connectors, and panel hardware on the truck, so the bulk of this work doesn’t wait on a parts order. Where owners usually find us first is a leaning section or a gate that suddenly won’t close square, and by the time they call, the post footing has already let go.

CWS fencing (Commercial Wood Systems) is a modular wood fence line that was popular across Southern California developments through the late 1990s and 2000s. The panels are built as pre-assembled bays with notched rails, pressure-treated posts, and a specific bracket profile that doesn’t interchange cleanly with the big-box vinyl or standard cedar systems. Bradford Remodeling Co Riverside is an independent service provider, not affiliated with CWS, but we work with this hardware regularly because so many Riverside neighborhoods, from the Wood Streets to the Canyon Crest foothills, still have original CWS on the property line.

Which CWS Models This Applies To

CWS built three primary fence configurations: the 6-foot privacy panel, the 4-foot picket (appearance board, in their catalog), and a semi-private louvered bay used on some Riverside side yards. The 6-foot privacy panel is the one we see most. Rails are nominal 2×3, posts are 4×4, and the brackets are a U-shaped steel or aluminum saddle that bolts through the post face. If your fence sections slide into a channel rather than face-mounting with brackets, that’s a different system and we’ll tell you so before we quote anything.

How to identify your part: look for a stamp on the post cap or the bracket itself. Older CWS brackets carry a small die-stamped CWS or a part number starting with CW. If the stamp is gone, measure the bracket mouth. The CWS 4×4 saddle is 3-5/8 inches inside width, not the 4 inches a generic bracket measures. That extra 3/8 inch matters. Use a generic bracket and the panel will rock in the wind and chew through fasteners inside a year. We order OEM where the profile demands it; on steel post repair, we use a heavier aftermarket saddle that outlasts the original zinc coating. Either way, the decision gets written on your quote with the part number.

Signs Your CWS Fence Installation Is Failing

Most CWS decay in Riverside shows up the same way, in the same order. Here’s what we see on service calls, symptom first, cause second.

  • Panels lean at a consistent angle. The post is rotting below grade. CWS posts from that era were rated for ground contact, but Riverside’s irrigation-heavy clay holds water against the post for weeks after each cycle. Rot starts at the concrete line and works down.
  • The gate sags and drags on a diagonal. The hinge post has lost bearing strength, or the bracket bolts have wallowed out the post holes. The panel itself is usually fine; the connection is what failed.
  • Rails crack where they enter the bracket. The bracket is holding, but the rail end has been flexing. CWS notched rails leave only about 1-1/2 inches of full material at the bracket mouth. Once that splits, the panel can drop out of the saddle in a heavy Santa Ana wind.
  • Fastener heads have rusted to sharp nubs. The original hardware was electrogalvanized, not hot-dipped. Twenty years of Riverside sprinkler spray and morning dew is enough to eat them. The wood hides this until a panel starts to lift.
  • Ground clearance is gone at one end. The post has sunk or heaved. Riverside’s shrink-swell clay does this on the downhill side of lots in Mission Grove and Alessandro Heights. A fence that touches soil rots faster because it wicks moisture all day.

Replacement Cost & What’s Included

A remodeled primary suite with built-in wardrobes and a window seat

A complete CWS fence installation in Riverside runs $3,500 to $9,000 installed. The spread comes down to three things: lineal footage, how many posts need new concrete footings, and whether we’re reusing the existing panels or replacing them. If the panels are sound and only the posts and brackets failed, you’re on the low end. If the panels are checked, split, or bowed, material cost climbs fast.

Labor includes demolition and haul-away of the failed section, new posts set in concrete with proper drainage gravel below the footing, new CWS-profile brackets or documented aftermarket equivalents, panel reset and leveling, and the gate re-hung square. You get the written line-item price before we start, and nothing changes at the door. That’s The Garrison Standard, the same operating framework Curtis Lane has held this company to since day one. The work itself carries the 365-Day Done Right Promise: if the fence fails inside that window, we come back and correct it at no charge.

DIY or Call Us?

You can safely check post movement, bracket looseness, and panel rot yourself. Push on each post at shoulder height; if it moves more than a quarter inch, the footing is gone. You don’t need a saw for any of that. What you shouldn’t do is pull a CWS panel down without help. A 6-foot privacy bay weighs 80 to 110 pounds, and when the bracket lets go, the panel drops fast. We’ve seen pinched fingers, smashed fence boards, and one very bent aluminum ladder. The springs and tension stuff people worry about with garage doors isn’t the issue here. The weight is.

If the post is rotted below grade, forget the bolt-on post repair kits. A fence post carries wind load through the full buried section. Sleeving the top of a bad post just moves the failure point down. That job needs a new post, a new footing, and a straight set. If you’d rather us handle it, call (424) 567-8472 and we’ll come look at the run, take measurements, and hand you a written number.
