PGT Home Additions & ADU: The Riverside Owner’s Guide
If you’re planning a home addition or ADU in Riverside and want PGT windows, doors, or wall systems in the build, a full addition project typically runs $45,000 to $130,000 depending on square footage, foundation work, and whether you’re adding a detached ADU or a bump-out. We install PGT products into these projects every season. The most common reason owners call us about “parts” on an addition isn’t a single failed component. It’s a mismatch: the wrong PGT product ordered for the wrong opening, which means tear-out and re-order. That gets expensive fast.
Most Riverside homeowners find the problem during framing or rough-in. The opening is cut, the crew goes to set the PGT window or door, and it doesn’t fit. Either the rough opening is off by an inch, or someone ordered the wrong PGT series for the exposure. On a west-facing wall in Riverside, where afternoon sun pounds the glass for four months straight, the wrong glazing package isn’t a cosmetic call. It’s a comfort and energy problem you’ll live with for the life of the home. We carry PGT-compatible components on our trucks, including shims, sill pans, and flashing systems sized for PGT frames. And we order direct from PGT or their authorized distributors, so what gets delivered is what gets installed.
Which PGT Models This Applies To

PGT makes several product lines that show up in Riverside additions and ADUs. The ones we install most often are the WinGuard impact series, the SpectraGuard line, and the PremierVue aluminum frames. Each has different rough-opening requirements, and here’s the specific gotcha most general contractors miss: PGT impact products require a larger rough opening than their non-impact equivalents. The frame is thicker. If your framer built to standard window chart numbers, the PGT unit won’t seat properly.
How to identify what you need before you order: look at the label on the existing PGT product, if you’re matching. Every PGT unit ships with a label that includes the series code, size, and glass package. Write down the full number. If you’re building new, don’t order off a napkin sketch. Pull the shop drawing from your designer, then have the openings re-measured with the PGT rough-opening chart in hand. As an independent contractor, we’re not affiliated with PGT. What we do is order their product correctly, which means reading the cut sheets instead of assuming every window fits a standard rough-in. On ADUs, we see a lot of owners trying to save money with a PGT single-hung where a casement or awning was specified, and the air infiltration numbers don’t hold in Riverside’s summer heat. Buy the right unit the first time.

Signs Your PGT Home Additions & ADU Is Failing
- Condensation between the glass panes. PGT insulated units are sealed with a desiccant strip inside the spacer. When that seal fails, moisture gets in and you’ll see fog that won’t wipe off. In Riverside’s dry climate, this failure takes longer than it does on the coast, but it does happen on older units, especially those facing south with full sun exposure.
- Water staining at the interior sill or drywall below the window. That’s usually a flashing or sill-pan failure at the rough opening, not the PGT frame itself. On additions built in the last ten years, we most often find the backer rod and sealant were never installed under the sill, or the WRB wasn’t lapped correctly around the frame.
- Operable windows that bind or won’t lock. Riverside’s clay soil moves. A slab or stem-wall addition will shift slightly with the seasons. When the opening deflects even a quarter of an inch, a PGT casement or awning window will bind at the lock point. The window isn’t necessarily defective. The opening moved.
- Threshold wear on PGT sliding doors. The rollers ride on a track. When grit from Riverside’s decomposed granite yards gets ground into the track, the rollers chew through in a few years. You’ll feel the door drag, then hear it scrape. If you keep running it, you’ll gouge the track itself.
- Impact glass with a hairline crack that runs edge-to-edge. PGT impact glass takes a huge hit without failing, which is the point. But a small crack can propagate over months of thermal cycling. If you see a line forming, don’t wait. A cracked impact unit won’t perform to spec when it matters.

AfterReplacement Cost & What’s Included

For a full home addition or ADU with PGT products in Riverside, plan on $45,000 to $130,000. That range covers design, foundation or slab work, framing, insulation, drywall, electrical and plumbing rough-in where applicable, and the installation of the PGT windows and doors. A smaller bump-out with one or two PGT openings runs at the lower end. A detached ADU with a kitchenette, full bath, and multiple PGT impact openings runs high. The PGT components themselves are a real line item. Expect impact-rated PGT windows to run $800 to $2,500 per unit including installation labor, depending on size and series. A PGT sliding glass door runs $2,500 to $6,500 installed. Fixing a failed seal or replacing a roller assembly is $150 to $600 per opening, parts and labor included.
Every scope of work we write includes a line-by-line price with the PGT product numbers called out. No numbers move at the door. The 365-Day Done Right Promise covers the installation for a full year from close: if our flashing, sealing, or trim work fails inside that window, we come back and correct it at no charge. Written guarantee in your hand at the final walk.
DIY or Call Us?
There’s a line between what’s worth your weekend and what isn’t, and most PGT work sits on the wrong side of it for a homeowner. You can safely check a few things: run your hand along the bottom of the frame for water staining, operate the windows and note where they bind, and look for daylight gaps around the trim. That’s it. What you shouldn’t do is pull a PGT impact window to replace the sill pan or re-do flanges. Those units are heavy, and the fastening schedule is specific to the frame and the substrate behind it. If the window isn’t set level and square, the operable sash will never lock correctly, and the PGT warranty on that unit is compromised. Replacing rollers on a PGT sliding door is doable, but the door panel is heavy, and lifting it off the track wrong will scar the frame. For anything beyond a visual check, call us at (424) 567-8472. We’ll come out, assess the opening, and give you a written price before any work starts.
FAQs

PGT frames and glass packages are built to last 20 to 30 years under normal Southern California exposure, with two caveats: seal failure typically shows up first on south-facing units, and roller assemblies on sliders wear out every 8 to 12 years with regular use. Call (424) 567-8472 if you’re seeing fog or drag; we can quote the fix.
Yes, if the issue is a failed seal, a worn roller, or a misaligned sash. We replace insulated glass units without pulling the frame, and we rebuild slider tracks when the frame is sound. If the frame is corroded, cracked, or the rough opening has shifted significantly, replacement is the better call. We’ll give you the straight number on both options.
A single window replacement is a one-day job. A sliding door takes four to six hours. A full addition with PGT products throughout runs 8 to 16 weeks depending on scope and permit review. We’ll tell you the timeline in writing before the first tool comes out.
Yes. We keep PGT-compatible flashing, sill pans, backer rod, sealant, and roller assemblies on our trucks. Full window and door units are ordered per project from PGT’s authorized channels. That’s the same way we handle our other stocked lines: KraftMaid, Cambria, and Silestone. We order what your job needs, and it matches the drawings.
